Every building regs package we issue is hand-detailed at 1:50 and 1:10 — sections, construction details, beam arrangements and connections. Drawings the builder can actually build from, and building control can sign off without queries.

Cornwall architectural design — common questions.
- How much does an architectural designer cost in Cornwall?
- Householder planning packages typically run £1,800–£3,500 depending on survey work and complexity. New builds and listed work are quoted on scope. Every fee proposal is fixed before we start — no hourly billing surprises.
- Are you architects or architectural designers?
- We are architectural designers — a regulated role in the UK that covers the same drawing, planning and building regulations work most homeowners need. Only listed-building work at scale typically requires a chartered architect.
- Do you cover the whole of Cornwall?
- Yes. The studio is based near Penzance but we work across the county — Penwith, the Lizard, the Roseland, mid and north Cornwall, the south coast and the Tamar Valley. Site visits are built into every project.
- Do you offer a free consultation?
- Yes. The first conversation is free — either on site, in our studio or on a video call. You leave with a clear sense of what's possible, what the planning route looks like and a written fee proposal.
- Can you handle planning and building regulations drawings?
- Both, in-house. Planning drawings get you consent; building regulations drawings get the house built. We prepare both — fully coordinated — so nothing falls between the two stages.
- How long does the design and planning process take?
- Allow around three to four months from first site visit to a planning decision on a typical householder project — six to nine months on full planning for a new dwelling. We programme each stage upfront so you know what to expect.
