We prepare site-specific concept design, planning drawings and supporting documents that give your project the strongest possible chance of consent — and a clear path through Cornwall Council's planning process.
We prepare and submit planning applications to Cornwall Council and, where relevant, the Isles of Scilly authority — handling drawings, statements, validation queries and officer negotiation from start to determination.
Approved planning gets you permission to build. Building regulations drawings are what gets you a building you can actually live in — drawn properly, they shorten the build, save the builder time and keep building control on side.
Extensions are the bread and butter of Cornish homes — adding the kitchen-diner the original layout never had, the bedroom for a growing family, or the light and views the back of the house should always have had.
A bespoke new build is the longest project we do, and the most rewarding. From plot appraisal through planning, building regulations and construction, you work with one team from the first sketch to the handover walk-round.
Cornish housing stock is brilliant and infuriating in equal measure. We renovate cottages, farmhouses, mid-century homes and post-war estates — opening up layouts, fixing damp, adding light and bringing the property up to a standard worth living in.
A well-designed loft conversion adds a bedroom, an en-suite and useful storage to homes that were never built with the upper floor in mind — usually inside permitted development and almost always cheaper per square metre than extending sideways.
Once drawings are approved, the build is the bit that decides whether you get the home you imagined or a frustrating compromise. We deliver projects on a single contract — design, drawings, approvals and construction — so the team that drew it is the team that builds it.
