Frequently asked
Measured surveys in Cornwall — straight answers.
- What's a measured building survey?
- An accurate set of existing-building drawings: floor plans, elevations, sections and roof plan, drawn to a stated tolerance from on-site measurement. It's the starting point for any extension, refurbishment or conversion — and the document a planner or builder needs before any new design begins.
- How much does a measured survey cost in Cornwall in 2026?
- Typical fees: £450–£850 for a standard three-bedroom house, £850–£1,500 for a larger property or one needing detailed elevations, £1,500+ for listed buildings, commercial sites or full topographical surveys. Quoted on scope after a quick chat — no surprises.
- How accurate are your drawings?
- Floor plans drawn to ±10mm tolerance, elevations to ±25mm, all set out against a controlled survey grid. Issued in CAD (.dwg) and PDF, suitable for planning, building regs, structural engineering and contractor pricing.
- Do you cover the whole of Cornwall?
- Yes — free first visit anywhere in Cornwall. Studio in Penzance, regular work weekly across Falmouth, Truro, Helston, the Roseland, Mawnan Smith, Mevagissey, Bude, Wadebridge, St Ives and the north coast.
- Can you survey a listed or heritage building?
- Yes. Listed buildings need particularly accurate elevations and detail surveys for the listed building consent process. We supply elevations at 1:50 with cross-referenced detail sweeps at 1:20 where the case officer needs them.
- Do I need a measured survey if I'm just doing a small extension?
- For anything more than a porch, yes. Planning officers, building control inspectors and contractors all need a reliable existing-building drawing to work from. Skipping it almost always costs more later in re-design, dispute or on-site change.
