The reason so many conversions feel cold and damp afterwards is that the three hardest details — the floor build-up, the old up-and-over opening and the junction with the existing wall — get resolved on site rather than on paper.

What actually has to change

A garage is built to shed water, not to hold heat. Converting it to habitable use means the floor, walls, roof and opening all have to be brought up to current Part L and Part C standards, and the drawings need to show how — not simply note it.

  • Floor: existing slabs are often laid straight onto hardcore with no damp-proof membrane, so a new insulated build-up is normally needed
  • Walls: single-skin blockwork or a partially filled cavity requires an internal insulated lining with a continuous vapour control layer
  • The old door opening: infill panel design, lintel check and matching the existing render, slate hanging or stonework
  • Ventilation and daylight: habitable rooms need background ventilation and adequate glazing, which usually means a new window in the front elevation

Do you need planning permission?

Converting a garage within the existing footprint is frequently permitted development, but three Cornish situations remove that: an Article 4 direction, a planning condition on newer estates requiring the garage to be retained for parking, and Conservation Area or AONB elevations where the front infill changes the character of the street. We check the original decision notice for a parking condition before drawing anything.

Where the drawings earn their money

Building control will want a section through the new floor and wall lining with insulation values stated, a ventilation strategy, and confirmation that any new opening is structurally supported. We prepare that pack at a level a Cornish builder can price line by line, so you are not comparing three quotes that each assume something different.

Will a converted garage be cold in winter?
Only if the floor is left alone. The floor is where most heat and damp problems come from in a Cornish garage conversion, because the slab is usually uninsulated and sits below the damp-proof course of the house. A specified insulated build-up with a proper membrane fixes it; skipping it never does.
Can I keep the garage door?
You can keep the appearance of it. A common approach is a fully insulated infill behind a retained or replica door face, which keeps the street elevation intact — useful where a planning condition or Conservation Area setting makes a picture window unwelcome.
Does a garage conversion need building regulations approval?
Yes. A change of use from a garage to habitable accommodation is building work under the Building Regulations, and it will be inspected. Doing it without approval causes problems at sale, when a solicitor asks for the completion certificate.
How long does the design stage take?
For a straightforward single garage we would normally survey, draw and issue a building regulations package within a few weeks, and longer only where a planning application is needed first.
