Building an extension in Cornwall: the steps in order
Most of the stress in an extension comes from not knowing what happens next. The sequence below is the one nearly every project follows, with the decisions that belong at each stage. Read it once and the quotes, the waiting periods and the paperwork all stop feeling random.

Frequently asked
Straight answers.
- How long does the whole process take?
- The design and approvals stages typically run for several months before anyone is on site, with planning determination being the longest fixed wait. The build itself depends entirely on scale. Anyone promising a fast programme before seeing the property is guessing.
- Can any of the stages overlap?
- Yes. Technical design and structural coordination can begin while a planning decision is pending, which saves weeks, though it carries some risk if the scheme changes during determination.
- When do I need to have a builder lined up?
- Tender happens once the technical package is complete, but talking to builders earlier about availability is sensible, because good Cornish builders are often booked months ahead.
- What is the most common cause of delay?
- Incomplete information. Applications that get held at validation, conditions left undischarged, and drawings that leave decisions to site are the three that cost the most time.
- Do you handle the whole sequence?
- Yes. Design, planning, building regulations and the build itself, from one studio. Most architectural practices do not build and most builders do not draw, so having both under one roof removes the hand off.
